Vacation homes provide a different option to a traditional hotel as typically a vacation home includes a full kitchen and living area, multiple bedrooms and bathrooms and a private pool.  Many of the more modern communities feature large water parks, grand clubhouses with dining options, fitness center and recreational activities.

Reunion Resort

The Reunion® Resort is a world-class vacation home community located in Kissimmee, Florida, approximately 10 miles south of the Walt Disney World Resort. Originally opened in 2002, this massive 2,300-acre resort development currently features 21 individual neighborhood communities that included thousands of homes and villas.

Reunion® features some of the best amenities of any resort properties throughout Florida.  There are three golf courses, ten community swimming pools, a five-acre waterpark, miniature golf, a tennis & pickleball center, numerous children’s playgrounds, shuttle service to Walt Disney World and three championship golf courses.  In addition to the amenities, the resort features six on-site food and beverage options ranging from causal to fine dining.

Vacation travelers can select from a variety of one-, two- and three-bedroom resort villas as well as single-family estate homes featuring private pools, games rooms and home theaters.  Nightly rates start from around $100 per night for the villas to more than $1,000 per night for the estate homes.

Homes and villas can be purchased for investment or personal use and start from around $200,000 and go up to to more than $5 million.

Storey Lake Resort 

The 626-home Storey Lake Resort is one of the newer resort communities in the area and is located within 10 minutes of the Walt Disney World Resort..  There are three home “collections” which include vacation single family homes, vacation villas and vacation townhomes.

Amenities include a resort style water park with lazy river, water slides and a splash pad, an additional resort swimming pool, state-of-the-art clubhouse, fitness center, mini-golf course, sand volleyball court, basketball court and a lake for kayaking/canoeing.  The resort also features an on-site Tiki Bar and ice cream shop.

Nightly rental rates range from around $150 per night more than $400 per night.  Single-family homes range in price from around $800,000 to more than $1 million while condominiums / townhomes start from around $400,000 to more than  $600,000.

Soltera Resort

The Solterra Resort is a 638-acre community that when fully completed, will feature 899 detached homes and 100 attached villa type homes.  Located in Davenport just east of Interstate 4, the community is approximately 12 miles south of Walt Disney World.  

Amenities include a four-acre resort community center that features a 5,600 square foot clubhouse with, fitness center, two outdoor pools along with a poolside bar & grill, children’s playground and tennis/pickleball courts.  There zero-entry resort pool with a waterslide as well as a lazy river pool.  Cafe Sol is open daily from 9:30 am to 6:00 PM and serves a variety of burgers, salads, sandwiches and flatbreads as well as soft drinks, beer and wine.

Home prices range from less than $500,000 to more than $1 million while  nightly rental rates range from less than $150 to more than $350 per night depending on the property type and time of the year.

Windsor Hills

Windsor Hills is a vacation rental home community that features individually owned single-family homes, condominiums and townhome units.   Located just south of Walt Disney World, this 999-unit development is one of the most popular vacation rental communities in Orlando.

Community amenities include the Windsor Hills Waterpark that features a number of slides & water play areas, a zero-entry 140,000 gallon pool with 10 person hot tub, fully equipped fitness center, tennis, volleyball & basketball courts, children’s playground, game room, cyber cafe and welcome center.  There is also the on-site Windsor Hills Market Place & Grill for sandwiches, lite bites, snacks and beverages.

Nightly rates vary by property size and time of year but rates range from around $150 per night for the one-bedroom cottages to just less than $1,000 per night for the estate homes.  Individual properties can be purchased starting from the $300,000’s for the condominiums to around $750,000 for the estate homes.

Margaritaville Resort

Located just a few miles south of the Walt Disney World Resort, the Margaritaville Resort Orlando is a 300-acre island themed high-end resort development that features the Margaritaville Resort Orlando hotel as well as the Margaritaville Cottages which are individually-owned homes that are rented like hotel rooms.  

The resort is themed with an island style and the amenities are exactly what you would expect for a property of this caliber.  There are three resort pools including the Fins Up Beach Club, the St. Somewhere Spa, numerous organized activities, theme park transportation and extensive dining options. Within walking distance to the Margaritaville Resort Orlando is the Island H2O Water Park and the Promenade at Sunset Walk (shopping and dining).

Nightly rates for the Margaritaville Cottages vary by property size and time of year but rates range from around $200 per night for the one-bedroom cottages to just less than $1,000 per night for the eight-bedroom cottages.  Individual cottages can be purchased from around $600,000 to more than $2 million.

Solara Resort

The Solara Resort is one of the newer communities in the Kissimmee area and features large homes that range from four-bedroom townhomes to nine-bedroom luxury villas.  The community is approximately 10 miles southwest of the Walt Disney World near US Highway 27.

Community amenities include a grand clubhouse, resort style pool, FlowRider® surf simulator, children’s splash pool, fitness center, basketball court, soccer field, beach volleyball court, tween/teen hangout center coffee shop and on-site restaurant / bar.  The individual homes feature private pools, home theaters and game rooms.

Encore Resort at Reunion

Encore Resort at Reunion is a vacation home resort community that is located adjacent to Interstate 4 and SR-429 just 10 minutes south of the Walt Disney World Resort.  The community has more than 800 single-family homes that range in size four to 13-bedrooms and include private pools.

Amenities are extensive and include a 10-acre waterpark with with multiple water slides off a 60-foot tower, resort style community pool, poolside cabanas, tennis, volleyball & basketball courts, fully equipped fitness center, soccer field, children’s playground, meeting & event space and organized activities.  There are multiple food & beverage options including home delivery, group catering and private chef/bartender service.

Nightly rates vary based on the size of the home and time of the year but range from around $300 per night to more than $800 per night.  Homes can be purchased from around $700,000 to more than $1.25 million.

Windsor Island Resort 

The Windsor Island Resort is another of one of the newer communities in the Davenport area and is approximately 10 miles southwest of the Walt Disney World near US Highway 27.   Properties include both single-family homes and townhomes ranging in size from five to up to 10-bedrooms.

Community amenities feature a clubhouse with fitness center, game room and large multi-purpose room, a resort style pool with cabanas, children’s splash pool, separate lazy river pool with water slides, basketball court, sand volleyball court, 9-hole mini golf course and a large event lawn. Individual homes include private pools, home theaters and game rooms.

ChampionsGate Resort

The ChampionsGate Resort is a 1,500 acre master planned community located approximately 20 minutes southwest of Walt Disney World off Interstate 4. The community is centered around the 862-room Omni at ChampionsGate resort hotel that includes two golf courses as well as 15 acres of pools including a 850-foot lazy river pool and a resort wave pool.

In addition to the hotel, the resort features the Villas at ChampionsGate, the Tuscana villas resort and four residential communities.  These communities include:

Golden Oak

Located directly on site at Walt Disney World adjacent to the Four Seasons Resort, Golden Oak is among the finest luxury home communities in the central Florida area.  Around 300 families enjoy the privilege of having a custom vacation home (or a permanent home) designed by Walt Disney Imagineering.

There are eight individual neighborhoods located in Golden Oak, all of which are part of the Golden Oak Club.  The clubhouse includes a a resort pool, 24-hour fitness center, family room, special events and three food & beverage venues.  As a member of the club the Disney benefits are endless and include private VIP tours, dining & spa reservations, Disney-inspired holiday décor and home maintenance services.  

Home prices at Golden Oak start from around $4 million and exceed $10 million.  In July of 2020 a six-bedroom, 8,214 square foot home sold for $12 million (per Zillow.com).  Rentals are allowed by for a minimum of six-months so if you are interested in staying in the heart of the magic, be prepared not only to stay a while but also to open up your wallet.
